Global Owner Desk is Tabimusubi's consultation service for overseas and remote owners. We help bring pre-purchase planning, post-purchase preparation and ongoing management into a connected plan, and propose the support your project requires.

The purchase is not the end of the process. We consider the operations that follow, helping you make the next decision with a clearer understanding of your goals and the actual conditions.

This service is for people considering a property purchase in Japan for vacation rental or accommodation use; owners preparing to renovate or open an existing property; remote owners who need a point of contact to organize quotations and preparation progress; and clients who want to consider ongoing operations from the outset.

You can start a conversation before selecting a property, after purchasing one, or while already operating it.

Three stages we can discuss

1. Before you buy

We discuss your objectives, preferred area, budget and any plans for personal use, then identify the points to check from an accommodation operations perspective. For a property you are considering, we use the documents you provide to organize building and operating conditions, the checks required before opening and relevant cost categories. Where an on-site inspection or professional assessment is needed, we explain the proposed scope and fees.

2. Opening preparation and renovations

We organize the preparations required before opening, which may include construction, furniture and equipment, licensing, cleaning arrangements, photography, manuals and booking listings. Depending on the agreed engagement, we can assist with comparing quotations, organizing the schedule and budget, coordinating communications and sharing preparation updates. Site visits, meetings, reporting arrangements and the engagement period are agreed before the work begins.

3. Moving into operations

We help connect opening preparations with day-to-day reservations, guest communication, cleaning, pricing and reporting. Owners who want to delegate the whole operation can discuss our full management service. Those with an existing team can consider partial support or advisory services. Opening support and ongoing management are explained separately, with their respective scope and fees.

We consider not only the purchase price, but also opening costs, operating work, cleaning, equipment upkeep, and the assumptions behind revenue and expenses. We distinguish what has been confirmed from what needs further investigation.

We distinguish Tabimusubi's consultation and coordination work from the responsibilities of real estate companies, contractors and professional advisers. Before an engagement begins, we explain who will do what and which costs apply.

Online meetings are available in Japanese and English. For research or project coordination engagements, we agree on the materials and reporting methods appropriate to the work required.

Property investigations, financial projections, quotation collection and site visits are carried out only after the scope and fees have been explained and agreed. Sending an inquiry does not automatically commission this work.

Opening and renovation coordination: basic scope

  • The basic engagement is one property for 8 weeks, with Osaka City as the initial standard area. The building, the rental unit and the works to be coordinated are stated in the quotation.
  • We prepare the schedule and budget register, compare quotations from up to 3 vendors, carry out 4 site checks and hold 4 regular online meetings, with weekly updates.
  • Deliverables are the schedule, the budget register, progress updates, a completion checklist and an operations handover document.
  • The 8 weeks is the contracted support period, not a guarantee of an opening date, a permit date or the completion of construction. Site checks are not statutory construction supervision or building inspections.
  • Ordinary travel within Osaka City is included in our fee. Parking, tolls and special travel are settled at cost after we explain the need and the expected amount in advance. Travel to distant locations is quoted separately.
  • The property price, construction, furniture and equipment, brokerage, design, professional fees, administrative fees and management fees are separate. Fees for outside providers are, in principle, paid by you directly to those providers.

Terms for the individual consultation

  • Once the date is fixed, the full fee is paid before the consultation begins. We explain the payment method when the engagement is agreed (we do not take online payments on this website).
  • Changes or cancellations made at least 24 hours in advance are free. If you have already paid, we refund the full amount.
  • For a change made less than 24 hours in advance, or a missed appointment, we reschedule once free of charge within 30 days. If you do not want to reschedule, we settle only the preparation already carried out and non-cancellable expenses, with supporting details, up to a total of JPY 16,500. We do not automatically charge that amount merely because a time slot was reserved.
  • If we cannot hold the consultation for our own reasons, you can choose a new date or a full refund.
  • We do not begin additional research or an extension after the consultation until the fee has been agreed.

  • The second and third payments are due within 7 business days of the invoice. For this payment calculation, business days mean days other than Saturdays, Sundays and Japanese public holidays; this does not set the company's days of operation.
  • If a payment is not received, we may, after reminding you and consulting with you, pause work that has not yet started. We do not set automatic high penalty charges.
  • The initial payment is an advance payment of the support fee, not a non-refundable application fee. We do not treat your silence alone as approval of the plan.
  • The start date is agreed in writing, for example by email, once the contract, the initial payment, the necessary documents and site access are in place.

Pause for your circumstances
We agree the pause date and the expected restart date in writing. During the pause we do not, in principle, carry out new work or reports. We settle only the work already carried out and non-cancellable expenses.
  • An extension week costing JPY 55,000 includes ordinary coordination, one weekly report and one 60-minute online meeting. An agreed extension period of up to 7 days is one unit, and we state in advance what will be provided. Extensions do not renew automatically. We do not charge additional site checks and similar items twice under the same fee.
  • If a pause exceeds 30 days, we readjust the remaining work and the restart slot. We do not set an automatic re-contracting fee.
  • We do not begin an extension or an additional item without prior agreement.

Cancellation and settlement

The basic formula is: the value of support already delivered, plus non-cancellable external costs approved in advance, minus the amount already paid. Support fees and out-of-pocket costs are explained separately. We do not retain unearned support fees as a matter of course, and we do not automatically charge the remaining balance in full.

  • Work not started is JPY 0. Work in progress is calculated from the agreed task breakdown and the record of work performed. Work in a category that is completed is the amount for that category. If the coordination work is agreed by week, 8 weekly tasks are each JPY 30,250. The same site visit or meeting is not added to the settlement again.
  • The support fee is capped at JPY 605,000, and additional work is limited to what has been separately approved.
  • We aim to provide an itemised statement within 7 business days of notice of cancellation. We aim to refund any undisputed amount within 10 business days. We do not withhold the whole refund merely because part of it is disputed.
  • We do not include exclusion clauses that restrict your statutory rights in relation to cancellation or non-performance for which Tabimusubi is responsible.
  • For transactions that are consumer contracts, there are limits under law, including that penalty amounts exceeding the average expected loss may be invalid. Stating a cap does not by itself make a term lawful, so we review it against the individual contract and applicable law.

Fees and other costs

Research and coordination not covered by the menu above are quoted individually according to the property's circumstances, the work required, the location and the engagement period. Our proposal distinguishes Tabimusubi's service fees from fees charged by other providers or professionals and other expenses.

The property price, acquisition costs, brokerage fees, construction, furniture, appliances and equipment, administrative fees, professional fees and ongoing operating costs are reviewed separately from our support fees. Any additional work and its costs are explained before it is undertaken.

Responsibilities and important considerations

Global Owner Desk inquiries are received by 旅結株式会社, using the website display name Tabimusubi Inc. The contracting and invoicing parties for each part of the work are identified in the relevant proposal and agreement.

Property brokerage, design and construction, statutory application representation, registration and tax work are handled by the appropriate businesses or professionals. These services are not all performed directly by Tabimusubi under a single agreement.

The service does not guarantee a property purchase, financing, permits, residency status, bookings, revenue, occupancy or investment returns. Property conditions and the requirements of regulators, financial institutions or other parties may mean that the proposed plan needs to change.

Can I contact you before I have chosen a property?
Yes. We can begin by discussing your preferred area, budget and reasons for starting a vacation rental. Please share property documents if you already have a candidate in mind.
Can you help with a property I have already purchased?
Yes. We review the current building, licensing and preparation status, then discuss the support you need next.
Can I proceed without travelling to Japan?
The initial discussion can take place online. Later steps, including the purchase, contracts and identity checks, depend on the transaction and the requirements of the parties involved. We do not guarantee that every procedure can be completed without visiting Japan.
Do I need to speak Japanese?
Online meetings are available in Japanese and English. Please discuss arrangements and costs in advance if interpretation or translation in another language is needed.
Can you also manage the property after it opens?
We can discuss full management and other services. After reviewing the location, operating conditions and work required, we explain the ongoing management scope and fees separately from opening preparations.
