Ask for only the work you need. Prices are fixed by floor-area band, and the charging unit is shown beside each price.

All amounts include consumption tax. The band is determined by the interior floor area of the facility. We do not round 30.1 m² down to 30 m².

What each package includes

Light
Photography, house manual, check-in manual and listings on two platforms.
Standard
Light services plus furniture layout, room coordination and continued support after opening.
Premium
Standard services plus receiving and setting up equipment, attendance at a neighbourhood briefing, a vendor introduction fee equivalent to 10%, and opening-preparation consulting (valued at JPY 55,000).

About vendor introductions

The Premium package includes a vendor introduction fee equivalent to 10%. There is no separate charge for this fee. Construction costs, furniture and equipment costs and vendors' working charges are separate. We do not add a flat 10% to any package other than Premium.

We also introduce renovation, interior and cleaning vendors free of charge. After the introduction, you deal directly with the vendor.

Consulting for owners who run the property themselves

Support with opening preparations for owners who do not entrust management to Tabimusubi and operate the property themselves. Fees range from JPY 220,000 to JPY 330,000 (tax included) depending on the size of the property. It is a separate product from the three-month advisory programme (JPY 217,800, tax included).

All amounts include consumption tax.

Opening-preparation consulting (optional add-on)

What the add-on covers (proposal): short-term additional support for preparations under the same package, in principle 4 weeks with 2 online sessions of 60 minutes, an organised preparation checklist and next steps, and ordinary related communication. It includes no additional visits and uses the site information already confirmed for the package. It is separate from the self-operation consulting described below.

Scope (proposal)

  • For one facility, in principle over 8 weeks.
  • 3 online sessions of 60 minutes and 1 site check of 60 minutes (within Osaka City).
  • Organising the preparation schedule and the equipment list, contacting the vendors needed for that preparation, help with utility and commercial-waste procedures, and organising the operating structure.
  • If we organise a basic income and expense summary from the documents you provide, the quotation states one set of assumptions and up to two revisions after your review.
  • Application representation and statutory document preparation are handled by professionals who may lawfully do that work. We state who is responsible and the cost before the engagement.
  • Photography, manual production, furniture purchases, construction and professional fees are checked for overlap with the individual quotations and are separate.
  • We explain matters such as the current acceptance status of new special-zone minpaku applications in Osaka in line with the present rules. We do not guarantee that a permit can be obtained.

Visits, revisions, languages and continuing support (proposal)

  • The initial preparation period is set individually once the documents, access and any necessary approvals are in place. For owners who operate the property themselves it is in principle 8 weeks. For production work such as photography we state the actual delivery time in the quotation.
  • Light: 1 photography visit. Other visits are not included and are quoted separately if needed.
  • Standard: 1 photography visit plus 1 on-site check of up to 60 minutes for furniture layout and similar. These may be combined on the same day.
  • Premium: the Standard services plus equipment delivery and setup on up to 2 days (up to 6 hours each) and attendance at 1 neighbourhood briefing (up to 2 hours).
  • Revisions: for each deliverable, such as the house manual, check-in manual, listing text and furniture layout, up to 2 rounds of consolidated instructions. Fundamental changes to the floor plan or operating method are quoted separately. Our own errors or differences from the agreed content are corrected at our cost and do not count as a round.
  • Photography: one shoot and basic adjustment of the delivered data are included. Reshoots caused by interior changes after the request are quoted separately. Reshoots caused by our own shortcomings are not charged.
  • Production languages: guest-facing manuals and listing text are produced in Japanese and English. Internal working materials such as plans and order sheets are mainly in Japanese, with English explanations where needed. Other languages are quoted separately after we set out the volume of translation and the review scope. The number of display languages on this website does not mean the service is produced in that many languages.
  • Support after opening for Standard and Premium: if you open within 90 days of delivery, for 30 days from opening we provide non-urgent chat on weekdays 10:00–19:00 and 1 online session of 60 minutes. We aim to reply within 2 business days.
  • If the opening is delayed, we agree new start and end dates. For a delay caused by Tabimusubi, we do not cut support short to your disadvantage or add charges. When this support ends, the work under any separate management contract continues as that contract provides.
  • A minor additional text revision starts from JPY 5,500 per revision (quoted in advance), and an additional check visit is about JPY 22,000 for up to 60 minutes within Osaka City. Changes of content, reshoots and additional languages follow the individual price list or a prior quotation. We do not charge for exceeding a number of rounds without prior agreement.

Work handled separately from ordinary setup (proposal)

Large quantities of special furniture, carrying items up stairs, electrical, gas and plumbing work, fire-safety work and specialist assembly or disposal are handled separately from ordinary setup, and we set out the scope and additional fees before accepting the order. We do not add charges merely because we underestimated the amount of work agreed at the time of the quotation.

Payment and cancellation (proposal)

Production and setup work is, in principle, 50% on commencement and 50% on delivery. Products and outside contractors' costs are confirmed and paid separately before ordering. These are fixed in the quotation to suit the schedule and services involved. If you cancel, we settle completed deliverables, work already carried out and non-cancellable expenses approved in advance, and refund prepayments for work not carried out. We do not recalculate a cancelled package at the highest price of the individual services merely because it was cancelled.

How floor area is defined (proposal)

The area used to calculate fees is the interior floor area of the facility used for the accommodation business, including bedrooms, living and dining areas, bathrooms and toilets and corridors. External balconies, gardens, areas not used for guests and shared parts of the building are excluded, and the scope is fixed against a drawing when we quote. This is separate from definitions of area used in registration or licensing. The scope of work for each facility and rental unit is recorded in the quotation. If rooms and whole-building rental are combined, common parts are reused and we quote only the difference, such as additional listings or manuals. The scope covered by a package is shown on a drawing.

Who carries out which work

Brokerage, construction, licence applications, corporate registration and tax work are carried out by providers holding the relevant qualifications and licences. We explain who does what and under which contract before you commit.
